Rubbish

In approximately 2017, Bass Coast Council reviewed their rubbish collection process/frequency and determined that the best way to reduce landfill was to pick up rubbish less often. As a result, council rubbish collection in the region is not frequent enough to cope with holiday rental demands, especially during busy periods such as school holidays, leading to overflowing bins, locals and visitors utilising public bins for their rubbish, etc. To solve this issue for the owners of the homes we manage, we have created a process (detailed below). As a reminder, we will not incur costs needlessly for owners, and the arranging of 3rd party bin pickups incurs no service fee from us (and requires a fair bit of administration). We provide this service to assist in the smooth management of your home.

Rubbish collection

Points to note re the Rubbish collection:
  1. We ask the cleaner/guests to leave bins for council pick up whenever we can. If the council picks up your bins, there is no charge (other than what you pay in your council rates of course).
  2. We send an SMS to every guest that is staying at your home the night before council bin pickup to remind/request them to put bins out (in a further attempt to reduce your costs).
  3. Please ensure you have printed and posted a copy of the current Council bin pickup schedule at your home to assist with this.
  4. We may be informed of full bins by the cleaner (usually in a cleaning report) or guests.
  5. We then check when the next council pick up is for your home, and when the next guests are checking in. There are several reasons why it would be necessary to arrange for a bin to be emptied, including:
  6. New guests arriving before the bin(s) are emptied (it could be up to 2 weeks until a bin is due for council pickup);
  7. Guests in-house have requested a bin to be emptied during their stay;
  8. The bins have mixed rubbish in them (if council pick up contaminated bins, they could be ‘stickered’, leading to Council refusing to pick up bins for up to 12 months from your home);
  9. The bin(s) have particularly smelly contents; or
  10. Your neighbours may be using your bins, knowing your home is a holiday rental.
  11. We have 2 suppliers for non-council bin pick up. The suppliers will pick up bins no matter what is in them, so at times we may instruct guests to put rubbish in any available bin.
  12. Where we can, we always prefer to use the Council pick up first, then the supplier with the cheaper rate.
  13. Your cleaner will normally take bins out or bring them back in for you without charge, however they won't make a special visit to do the bins. They do them if they are cleaning the home or driving past.
If you have a neighbour that can help put them out/bring them in for council pickups, it will likely reduce costs for you in the long run.

Bin sizes

To reduce the reliance on non-council bin pick-ups, we would recommend that you arrange for the red and yellow lidded bins to be upgraded to 240L, if not already.

For larger homes, we can arrange a ‘spare’ (or two), 240L black-lidded bin to sit at your property for overflow. Delivering to, and holding the bin at, your home is arranged at no cost to you, but this bin won’t be emptied by Council (so when it is emptied, it is at your cost) but can be useful to manage the rubbish at your home.


Please feel free to contact council to pass on any requests to increase the frequency of council collections – perhaps weight of numbers can make a difference over time.
